S&P Agreement:
RM150k (1%) = RM1,500
RM191,310 (0.7%) = RM1,339
Total = RM2,839
**Stamp Duty for S&P:
RM100k (1%) = RM1,000
RM241,310 (2%) = RM4,826
Total = RM5,826
*Less (50%) =-RM2,913 (*Less 50% for 1st house)
Total = RM2,913
Total Sum of S&P =RM5,752
Loan Agreement (LA)/Property Sale Agreement (PSA):
RM150k (1%) = RM1,500
RM181,000 (0.7%) = RM1,267
Total = RM2,767
**Less 30% =-RM 830
Total =RM1,937
6% GST =RM 116
Total =RM2,053
Stamp Duty For LA/PSA:
RM331,000 (0.5%) = RM1,655
Total Sum Of Loan= RM3,708
Disbursement: +- RM1500 (anggaran)
TOTAL S&P +LA+ Disbursement= RM 10,960
**Namun begitu, bagi Rumah/Hartanah yang dibeli dari Pemaju di bawah Akta "Housing Development (Control & Licensing) Act 1966", skala bayaran guaman adalah sedikit berbeza iaitu seperti berikut:-
1. RM250
- Untuk Hartanah yang berharga RM45,000.00 dan ke bawah.
2. 75% daripada fee yang sepatutnya
- Untuk Hartanah berharga lebih dari RM45,000.00 tetapi tidak lebih dari RM100,000.00.
3. 70% daripada fee yang sepatutnya
- Untuk Hartanah yang bernilai lebih dari RM100,000.00 tetapi tidah lebih dari RM500,000.00.
4. 65% daripada fee yang sepatutnya
- Untuk Hartanah yang bernilai lebih dari RM500,000.00.

Hari Khamis (1/12/2011) tempohari, aku dan hubby telah sign agreement dengan lawyer berkenaan pembelian rumah. Loan combine dengan husband sebab aku punya gaji tak lepas lagi untuk buat gomen loan dengan harga rumah sekarang ni. Kalo buat gomen loan aku kena tambah +-RM100,000 lagi..koyaks...So bayaran lawyer yang dicaskan kepada aku dan hubby adalah seperti berikut:
S&P Agreement:
Purchase Price: RM341,310
1.Stamp duty on Memorandum of Transfer (MoT): RM5,840
(Stamp duty remitted if 1st house less 50%) : -RM2,920
2.Stamping 4 copies S&P Agreement : RM 40
3. Registration of MoT : RM 400
4. Land Search : RM 30
5. Travelling charge n miscellaneous : RM 150
Total Sum RM3,540
Property Sale Agreement :
Loan: RM331,874 (include takaful insurance + will writing)
1.Property Sale Agreement (PSA) : RM2,773
(Less 30%) : -RM 831
2.Property Purchase Agreement : RM 277
3.Charge and Annexure : RM 277
4.Statutory Declaration : RM 100 Total : RM 2,596
6% GST : RM 155

Fuhhhh, amacam?Boleh tahan kan harganya...walopon tak semahal as 10k yang aku kira, tapi aku mintak bayar dua kali jugak. 1st payment RM5k. next year aku mintak bayar lepas dapat bonus ASB. Puan Rosehayati pun kate ok, sebab derang pun take 2 months untuk settlekan semua urusan.
Aku harap semuanya akan selamat terutama sekali rumah yang bakal didiami.. Bukan seronok2 nak beli rumah ni, or nak tunjuk banyak duit (takut gak ni..kalo kenaikan pangkat ke M44 ditangguhkan..mcmano nak bayor)...sebab tu time nak beli ni pun pikir dua kali. Macam2 jugak halangan sebab almost 5 months baru loan lulus, tu pun rumah pemaju dah open semula kat public dan dah ade chinese yang nak beli dengan harga non bumi which is 7% higher ok!
Lagipun Puan Rosehayati kata valuer dah nilai area yang aku beli tu harga rumah around 400k dah, tambah2 lagi MRT nak siap 2017 nanti..hartanah memang melonjak naik. Untungnya beli rumah bawah Excel 1st Development ni sebab pemaju banyak bagi gift seperti plaster siling, table top dapo, kipas angin untuk setiap bilik dan ruang tamu, lampu, 2 unit pemanas air di bilik air...Wallahualam, ikut agen gitu, tapi aku tak berapa faham dalam s&p. Hubby kate betul tapi aku lebih suka mengambil jalan tengah iaitu tunggu rumah siap dulu.
